  • US Confidence Hits Seven-Mo Low

Lately, I’ve noticed many Sanford and Orlando-area buyers and sellers feeling a little uncertain about what’s ahead—and the latest data backs that up. While people are still feeling positive about current economic conditions, overall confidence across the U.S. just slipped to a seven-month low. The present-conditions index actually climbed by about 7 points to 121, but expectations for income, business, and jobs took a hit, dropping the expectations gauge down nearly 6 points to 68. That’s a level we’ve seen linked to recession risks before.

In early Q3, employers cut 23,000 jobs, and unemployment ticked up to about 4%, but mostly because more people left the workforce rather than more jobs being added. Even with all this, homebuying expectations held steady and even kept rising a bit in mid-Q3, with only a slight dip. Around 61% of people still think interest rates will go higher, and with federal policymakers keeping rates unchanged and markets not expecting much relief soon, borrowing costs are likely to stay high through the end of the year.

After 14 years guiding families through the ups and downs of our local market, I know how these national shifts can feel close to home. If you’re thinking about your next move, I’m always here to offer a grounded perspective—whether it’s your first home or your forever one.

  • More Homes Hit the Market as Demand Cools

We’re seeing a subtle shift in the US housing market: in the four weeks ending August 23, new listings ticked up by 0.4%, and total homes for sale rose by 0.5%, reaching the highest level since early Q2. Yet, even with more options, pending home sales dipped 1.1% to a six-month low—likely a sign that high prices and a 7% average mortgage rate (not far from a 13-month high) are keeping many buyers on the sidelines. The median sale price is now over $400K, up 1.9% from last year. For those actively searching, this means more room to negotiate price cuts or concessions, especially on homes that have been listed for a few weeks. Sellers, on the other hand, are seeing the best results when they price with the current market in mind, rather than holding out for numbers from previous years. After 14 years of guiding Sanford and Central Florida families through changing markets, I can say: timing, realistic expectations, and an eye for opportunity make all the difference—especially in moments like this.

  • Florida Housing Shows Signs of Recovery

Having called Florida home since 2003, I’ve seen firsthand how our real estate market weathers its ups and downs—and right now, there’s real reason for optimism. Florida was one of the first states to experience a housing slowdown, but we’re now witnessing clear signs of recovery. Inventory levels are dropping, which often means buyers are absorbing available homes and the market is starting to steady itself. Homebuilder backlogs are increasing too, a sign that builders are feeling more confident about future demand than they did during the recent slowdown. On top of that, job growth is picking up and goods-producing employment is projected to turn positive after 2025—good news for our communities and families alike. These trends matter, as experts suggest even central bank officials are monitoring Florida’s recovery as a signal for broader economic shifts. Navigating these complex market changes can be challenging, but with the right guidance and a deep understanding of our local neighborhoods, the process can be seamless and even enjoyable. As someone who genuinely cares about helping families achieve their real estate goals, I’m committed to making every transaction as smooth and stress-free as possible.

  • Could Central Florida Give You the Lifestyle You’ve Been Missing?

As someone who’s called Florida home since 2003—and has explored nearly every corner—I know firsthand how Central Florida’s lifestyle can transform your everyday. Sunshine, year-round outdoor activities, and the vibrant energy of Orlando are just the beginning of what our region offers. Whether you’re drawn to the excitement of Orlando, the resort-style communities in Kissimmee, or the quieter pace of Sanford’s suburbs, there’s truly something for everyone.

By mid-summer, Orlando’s median listing price hovered around $419K and Kissimmee’s at about $392K. With homes taking a median 74 days to sell, buyers have the rare chance to explore options and truly find the community and lifestyle that match their dreams—not just a floor plan.

This summer, I’m excited to help families discover how buying in Central Florida can bring the lifestyle you’ve been dreaming of within reach. My goal is always to make your real estate journey seamless and stress-free, so you can focus on building a life you love.

  • Orlando: Buy vs Rent Gap Shrinks to $19

As someone who loves helping Orlando families navigate the real estate landscape, I’m always tuned in to shifts that matter for our community. Right now, the difference between renting and buying a starter home in Orlando has narrowed dramatically—just a $19 gap separates median monthly rent ($1,680) from estimated monthly buying costs ($1,700). That’s a tiny 1.1% difference, putting us close to rent-buy parity and reinforcing Orlando’s standing as a buyer’s market.

Even with this cooling in prices, I hear daily from renters facing steep increases and buyers with solid incomes (even $80K!) getting pre-approved for much less than expected—often around $165K. It’s clear that beyond the numbers, the path to homeownership still brings its share of challenges, whether it’s building savings or overcoming skepticism.

My focus is always on making these decisions smoother and more confident for my clients. While improved market conditions may not make the decision for you, they can certainly help you feel ready once everything lines up. As a long-time Florida resident and active Orlando agent, I’m here to guide you every step of the way, making the process as seamless and stress-free as possible.
